SERVICES PERFORMED ON THIS PROJECT:
Complete Subdivision Design and Surveying, Turn Lanes on Old State Road.

    Sands Decker CPS, LLC provided surveying and engineering design services to Rockford Homes for this 97-lot, 50 acre subdivision located of Old State Road in Delaware County.  The Project included design of approximately 5800 feet of curb and gutter streets, including storm sewer system, sidewalks, sanitary sewers, waterlines, and lighting.  The plans were submitted to and approved by the Delaware County Engineer approval for streets and storm water drainage.  The Delaware County Sanitary Engineer and Del-Co Water approved the water and sanitary sewer systems.  The design featured a boulevard entrance road, and a large lake, which was designed as an amenity while also providing detention for storm water management.  Since the project site is generally flat, our design had to carefully coordinate the minimum road grades with functional drainage designs.  Special attention was given to off-site drainage ditches and culverts to minimize impacts to adjacent land owners.  Our traffic study confirmed that it was also necessary to widen Old State Road with the appropriate turning lanes due to projected increased traffic to the area.

1200 GRANDVIEW AVENUE CONDOMINIUMS
GRANDVIEW HEIGHTS, OHIO

SERVICES PERFORMED ON THIS PROJECT:
Complete site design including, site grading and dimensional plans, sanitary sewers, waterlines, storm water detention system.

    A three-story, 9-unit condominium building combining the detailing of the arts & crafts tradition of the neighborhood with a more contemporary flavor.  This structure provides both commercial and residential spaces.  The residential units have private balconies, front porches and roof terrace to activate the building façade.  On the first level, there is a seventeen car integrated parking garage.

    The site is located within an urban historic urban mixed-use neighborhood off of Grandview Avenue just north of First Avenue.  Sands Decker CPS provided Site / Civil Engineering design services and submitted Site / Civil design documents. 

    Due to the building occuying most of the site, special design features were needed to manage stormwater.  The design included an underground detention basin to reduce run-off concerns as well as providing a more pleasing site appearance.

SILVERTON FARMS SUBDIVISION
HILLIARD, OHIO

SERVICES PERFORMED ON THIS PROJECT:
Complete Subdivision Design and Surveying, Wilcox Road Lane Widening

    Sands Decker CPS provided topographic and boundary surveying and engineering design services to Silver Development Inc. for the 70-lot 48-acre Silverton Farms Subdivision located off of Wilcox Road north of Hayden Road in Hilliard.  The project included design of approximately 7200 feet of curb and gutter streets, including curb inlets, storm sewer system, sidewalkes, sanitary sewers, waterlines, and lighting.  Sands Decker CPS submitted the plans to and received approval from the City of Hilliard as well as the City of Columbus for the water and sanitary sewer systems.  Silverton_2Existing storm drainage outlet restrictions required special design considerations in order to properly size the system and detain the correct amount of storm water without overloading the existing outlet.  Retention Ponds as well as a new off-site storm outlet to the south were required by the City and designed by Sands Decker CPS.  Due to the site's flat topography, our design had to carefully coordinate the minimum road grades with functional drainage designs.  Special attention was also given to culverts crossing the streets since invert elevations and cover over the pipes was critical.  The overall project also included a street widening to widen Wilcox Road.  This widening included turning and deceleration lanes.
