SERVICES PERFORMED ON THIS PROJECT: 
Early Site Prep Bid Package, Mass import of fill material, Site Grading and Dimensional Plans, Storm water drainage, Parking, Driveways, Sanitary Sewer, Water lines, Erosion Control.

     The 24,000 square foot office building was to be located on an old gravel quarry area in Logan, Ohio.  The project required special considerations due to the large amount of fill material that would be needed from off-site to raise the building pad area 20 feet.   Also, the storm water system and erosion control design were concerns due to the projects location adjacent to the flood plain.  An extensive early site bid package was created and constructed to allow the project to stay on schedule.  Our design included an access road to the site which is shared by the hospital to allow for turn lanes and emergency vehicle access. 

      Sands Decker CPS, LLC provided site dimensional and grading plans for the site, which included storm water retention areas, parking area, and sidewalks.   A sanitary sewer grinder pump station was necessary to connect to a very shallow existing sewer at the street.  A new waterline extension and fire hydrant was also part of our design services.   The site development cost was about $600,000 of the total budget. 

      The building was completed August 2004 and is occupied by the Hocking Valley Community Hospital Physical and Occupational Therapy Department and the offices of Tri-County Mental Health Services.

    This Commercial / Industrial project is an excellent example of Sands Decker CPS's ability to work with City Building and Zoning officials to find creative ways of satisfying concerns of City staff and adjacent property owners.  Sands Decker CPS was provided a site survey in conjunction with our design services.  The project presented several challenges due to the clients desire to add 8 new truck dock doors to the front of the building where none previously existed.  All existing dock doors are in the back of the building.  Key considerations included the front pavement setback which was too small to allow for maneuvering of tractor-trailers to and from the docks.  Next, an adjacent property owner was very concerned about screening and mounding.  Sands Decker CPS addressed all of these concerns with a detailed plan including a variance to the front setback, and a mounding / landscaping plan to provide screening.

    Sands Decker CPS contracted directly with Rreef on this privately funded project.  This is an example of our ability to provide zoning assistance, along with our engineering and surveying services.

Our Services also included design for a complete demo and reconstruction of a large paved lot in the rear of the building for parking and storage of empty semi trailers.

BROADWAY WASH & LUBE CENTER, GROVE CITY, OHIO

SERVICES PERFORMED ON THIS PROJECT

A full service car wash and a quick oil change facility was constructed just south of Home Road at 3118 Broadway next to the Sunoco Gas station. In addition, a self service car wash was built behind the Sunoco station. Because of the site's location at  the Gateway to Grove City, Mr. Rickenbacker and City planners wanted to create a building that presented an upscale facility and that blended with the offices and apartments along Broadway. This resulted in buildings and site features that are colonial in appearance, using a mixture of brick, siding and white trim, with dormers and false gables as added architectual features.

The lastest technology was used in the self-serve and full service car wash. The oil change facility features name brand products and quick service with no need to leave your car.

Our firm provided complete civil engineering services for the project including schematic design drawings, design development drawings and construction drawings including site dimension plan, site grading plan, storm sewers, storm water retention, sanitary sewers, water lines, public access roads, private access roads, parking lots and erosion and sediment control plans.

MERITEX EXCHANGE CENTER II WAREHOUSE

The 52,000 square foot warehouse at 1709-1763 Dividend Drive in the Columbus, Ohio Westbelt Park is a precast tilt up building with 21 ft. clear heights, fire sprinklers and 64 parking spaces for staff and visitors.

Our design included an access road to the site, all site grading, drainage and site utilities. We provided site dimensional and grading plans for the site, which included a storm retention pond, parking area and loading dock. A sanitary sewer and waterline service was also a part of our design services.

ROCKY SHOES & BOOTS WAREHOUSE, Hocking county, Ohio

SERVICES PERFORMED ON THIS PROJECT

The 210,000 square foot warehouse is located on a hillside along Route 33 between Logan and Nelsonville, Ohio. The Rocky Shoes and Boots project required special consideration in the storm water system and erosion control design due to concerns about subsurface drainage from the partially excavated hillside behind the building. An extensive subsurface drainage system was designed in order to achieve proper drainage for the building's foundation. A detailed and sequence erosion control plan was also provided in order to keep the site workable and prevent siltation downstream. Our design included an access road to the site.

Sands Decker CPS provided site dimensional and grading plans for the site, which included a storm water retention pond, parking area and loading dock. A sanitary sewer and waterline extension was also part of our design services. The site development cost was $850,000.00.
